Navigating the construction process





 Finally, you have made it through the design and planning stages!

By now you should be very close to selecting your builder, or you may have already done this.

 Every building process is unique, however whether it is a new home or renovation they will follow a very similar path:


Step 1: Selecting your builder

This is one of the major decisions to make! It is important that you take your time to make the correct choice at this stage. Remember cheapest isn’t always best!


Some things to consider when choosing your builder:


• Experience – How long have they been building?


• References – Have they been referred by someone or can they have provided references from previous clients?


• Licensing – Do they have the correct license and insurance to complete the work?


• Industry member – Although this is not essential it shows that your builder is being provided with up-to-date information regarding changes to building standards and industry best practice.


Step 2: Contracts

Your contract is a legally binding contract between the builder and client. It is important that you work together to ensure that both parties are happy with the contract terms. All items that have been provided during the tender stages should be listed in the contract. These may include Builders quote, any plans, PC or PS sums, Council documents and approvals and any other special conditions.


Step 3: Construction supervision and Certification:

Your builder will be the main point of contact once site works commence, they will help you to navigate through this process. The builder will cover many aspects during the process such as quality control, safety on site, organising trades and materials to list a few.

They should organise regular site meetings with the client to inspect works and to help with design decisions and material selections.

Building certification will also take place along the way, which the builder will organise according to the construction certificate requirements.


Step 4: Handover

At completion of works your builder will assist to obtain an occupation certificate, complete a walk through with client to list any defects to be rectified.

The builder at this stage will go through handover documents and certificates with the client and final payment should be paid to the builder prior to handover of keys.
